Niyarch is an architectural and liasoning practice rooted in South Mumbai, led by Architect Niyati Soni, who brings over nine years of experience in Mumbai’s redevelopment ecosystem. With core expertise in DCPR 2034 Regulations 33(7) and 33(9), she has worked on MHADA layouts, cessed building clusters, and high-density urban pockets—navigating complex approvals and regulatory frameworks.

Graduated at D. Y. Patil College of Architecture (Pune), and having worked extensively with senior architects, Niyati has independently handled:

• Feasibility studies, IOD/CC/OC drawings, and approvals

• Coordination with MCGM, MHADA and CFO

• Detailed tenant and property eligibility mapping

• Space planning for maximum FSI usage and efficient circulation

At Niyarch, design meets regulation—focusing on effective planning, clarity in approvals, and contextual design for constrained plots. With a deep presence in Dadar and Matunga, the studio offers redevelopment-centric architecture, liasoning consultancy, and project planning from concept to completion.
